Anfitrión is a comprehensive platform designed for owners and managers of vacation rentals to take full control of their business. Unlike traditional spreadsheets, Anfitrión unifies booking management, expense control and strategic planning in an intuitive, powerful interface.

Getting Started
Welcome to Anfitrión. Configuring your property correctly is the first step to getting accurate data.
Initial Setup
When you open the application for the first time, you'll need to sign in. If the database is empty, we recommend loading demo data or heading to the Settings section (gear icon) to lay the foundations of your management.
1. Creating a Property
Define the name of your property (e.g. "Beach Apartment"), its address, and most importantly the acquisition date. All financial calculations are made from this date forward.
2. Platform Configuration
Indicate which platforms you list your property on (Airbnb, Booking.com, Direct, etc.).
- Fees: Define the fee percentage each one charges you.
- Payment model: Some platforms deduct the fee before paying you (Airbnb), while others invoice it separately (Booking.com). Configuring this correctly is vital so your balance matches your bank account.
3. Category Definitions
Anfitrión comes with standard categories (Cleaning, Bills, Maintenance), but you can create your own. Use them to group your expenses in the way that best fits your business.
4. Investment Configuration
If you have a mortgage, enter the details (monthly payment, remaining years, interest rate). The app will automatically include the mortgage in your cash flow forecasts so you see your real net profit after paying the bank.
5. Test Data
You can populate the system with sample data from the Property section to see the tool in action before entering your real data.
Initial Recommendations
- Be consistent: Record your expenses as soon as you receive the invoice. Using the OCR scanner makes this much easier.
- Define a budget: Don't wait until the end of the month to know how much you've spent. Create budget items for your fixed expenses (Electricity, Water, Internet).
- Keep documentation: Upload photos of your receipts. In case of doubt or audit, you'll have everything in one place.
