Planning and Strategy
Anfitrión doesn't just record the past — it helps you plan the future through the Planning section. This is where you stop being just an owner and become a strategist.
Campaigns and Seasons
Tourist demand isn't flat. To reflect reality, Anfitrión lets you create Campaigns:
- High Season: Define months (e.g. July, August, Easter) with occupancy close to 100% and premium rates.
- Low Season: Define months with lower occupancy and competitive prices.
Management and per-booking costs
The nightly rate is rarely what you actually keep, so each campaign can carry its own optional cost assumptions under Management and per-booking costs:
- Platform commission % — the average commission you expect on those bookings.
- Management commission % — the cut of a managing agency.
- Cleaning per booking and Other cost per booking — costs paid per stay rather than per night.
- Average nights per booking — used to turn occupied nights into a booking count so the per-booking costs can be applied.
A live preview shows what a typical month of that campaign grosses, what it costs, and what it nets. Leave the section untouched and the projection behaves as before, using gross nightly revenue.
Months with no campaign fall back to your management agreement (Settings → Property), so a month handled by an agency still projects the cut it takes.
How planning is affected:
By defining these campaigns, the application projects your future income — net of the costs above. This lets you see whether, for example, summer's profit will be enough to cover winter's fixed expenses. Each month shows its gross revenue and booking costs alongside the net figure.
Data-Driven Decisions
After a few months of use, the data lets you answer critical questions:
- Which platform gives me the most real profit?: Sometimes a platform with lower fees compensates for a lower daily rate.
- Do I have unnecessary expenses?: Identify subscriptions or services you're paying for and could optimize.
- Is it time to raise prices?: If your high-season occupancy hits 100% easily, the app will show you the potential margin if you raised your nightly rate slightly.
Income Optimization
Use the Dynamic Projection chart to play with values:
- What happens if I raise occupancy by 5%?
- How would a mortgage interest rate hike affect me?
This "simulation" lets you take calculated risks in your business.
